On January 29th, 2020, Lot A Prince George in Pawleys Island, South Carolina closed and sold. The sellers were represented by Geoffrey Groat of Peace Sotheby's International Realty and the buyers were represented by The Church Team of Peace Sotheby's International Realty. Lot A Prince George is notable in Georgetown County as one of the most significant sales for an oceanfront lot since 2008.
Spanning from the Atlantic Ocean to the Waccamaw River, the private community of Prince George is located just south of Pawleys Island. In harmony with its surroundings, the neighborhood resides among 1,900 peaceful acres with a limited number of homes and homesites to preserve the environment here. The small touches that man has made to Prince George's natural beauty make it the ideal coastal community.
The ten-acre Ocean Commons provides a garden-like recreational area featuring tennis, basketball, bocce, croquet, shuffleboard, volleyball, and horseshoes. The spa and crystal blue swimming pool lead to the Ocean Pavilion, where a full kitchen, fireplace, and lakeside terrace provide the perfect spot to entertain. Across the highway in Prince George Riverside, the Ocean Commons is mirrored by The River Club, which features private boat slips on the Intracoastal Waterway.
The mission of Prince George is "to seek out families who can share in the unique vision of Prince George; to preserve the natural beauty and serenity of the land; to provide a secure haven from the stress and strain of everyday life; to offer a wide variety of recreational activities that rejuvenate the mind, body and spirit; to initiate a legacy of family memories and life experiences to be enjoyed by generation after generation."
Lot A Prince George offers the uncommon chance to build along the beach while calling this exclusive and prestigious neighborhood home. The Church Team has reflected that they were "happy to help the buyers in fulfilling their dream of living oceanfront in this peaceful private community." We congratulate both the sellers and the new owners on the success of their real estate journey with us! For more information or to explore properties in the Prince George community, please contact us or reach out directly to an agent.

Today is National Plan for Vacation Day, a day established by the US Travel Association to encourage American workers to plan ahead in order to make the most of the vacation days they earn by travelling. One way to prepare for vacations in years to come is by finding the second home of your dreams in your favorite destination. Imagine spending time-off annually in the same special place, a tradition to look forward to throughout the year, and memories that you will cherish and grow with each trip.
Your home away from home should foster a sense of personal relaxation and sanctuary. After all, a vacation is meant to be an escape from the busyness of everyday life. For you, this could mean turning off your phone and relaxing by the pool, going out for a fishing expedition in new waters, learning the history and culture of the area you're visiting, playing a round of 18 holes on a challenging golf course, or becoming a true tourist by exploring the latest sights & attractions. Knowing how you like to unwind is key to discovering your ideal vacation home. Along the Grand Strand, there is truly something for everyone and every lifestyle. Let's explore a few of the cities here to find the location that best suits your vacation style.
The low-key, laidback atmosphere of Pawleys Island allows you to slow down and take a step back to fall into the easy rhythm of island living. Our community's distinct character and lowcountry charm have made it a refreshing location for new visitors and a traditional spot for generations every summer. The beautiful natural amenities, perfectly manicured golf courses, and locally owned shops and restaurants immediately make you feel at home here. From resorts like Litchfield by the Sea to the private community of DeBordieu Colony, you will find a like-minded sense of peace throughout Pawleys Island.
Murrells Inlet is the fisher's paradise. Whether you want to fish along the Garden City seashore, board a boat with an experienced captain to deeper waters, camp out at Huntington Beach State Park, admire the preservation of wildlife and artwork at Brookgreen Gardens, or dine on the specialities of the "seafood capital of South Carolina", this quaint town will capture your heart as soon as you experience the mezmerizing marsh views.
If activity, experiences, and adventure are your top priorities on vacation, Myrtle Beach will keep you on the move. In addition to the gorgeous Atlantic oceanfront, you will find entertainment hubs like The Market Common, Broadway at the Beach, and Barefoot Landing which offer dining, shopping, shows, and more. Myrtle Beach is also a world famous family destination. Mini golf courses, the SkyWheel, and EdVenture Children's Museum are spots that little ones will love; meanwhile, older kids and teens may enjoy one of the many ropes courses and ziplines, Rockin' Jump trampoline park, or Shark Wave Park an aquatic sports complex. For those with a competitive nature, TopGolf or Dave & Buster's will be a hit. Being in Myrtle Beach will keep you at the center of excitement for every age and interest.
Wherever you choose to call home here, a member of our team would love the opportunity to help you find your second home or primary residence here along the South Carolina coast. Explore classic beach homes, oceanfront condos, golf community homesites, interval ownerships, and more with an expert sales associate who knows the local area and understands our market. The month of January marks a great start to 2020 with several successfully sold and marketed properties from our team. To celebrate, we're hearing from a few of the sales associates who artfully matched buyers and sellers for these properties stretching from Myrtle Beach to Historic Georgetown.
Relationships are invaluable to our agents. Sales associates Lindy Shealy Mickle, who represented the seller, and Denise Talbert, who represented the buyer, recently worked together on the sale of 549 Beach Bridge Road in Prince George Ocean. "Prince George is such a unique, beautiful community in the Pawleys Island area. As the sellers' agent, I really enjoyed representing the neighborhood and this exceptional oceanfront home. This was a great experience for so many reasons. Mainly because I met a great friend," Lindy says. Denise affirms that she made a great connection with her buyer as well, "I too feel I made a lifelong friend in my client from the sale of Beach Bridge. What an amazing experience and learning opportunity."
The Church Team was also able to begin a special relationship representing the sellers of 91 Pinckney Road in DeBordieu Colony. Elisabeth Church recalls, "The owners said we were exactly what they needed for selling their home, giving them peace of mind and freedom from worry throughout the process." The Church Team and their sellers are certain to continue their new found friendship into the future.
Friendships built throughout a real estate journey last for many years to come. In North Litchfield, Darissa Thompson said, "It is such an honor to work with my seller clients on 1011 Parker Drive. For 16 years now, I have worked with them in both buying and selling different properties in our area." Likewise, Jennifer Nichols' recent sale of 410 Mooreland Drive in Myrtle Beach served her sellers who she has known and helped for several years.
Every home has a story to tell and each new owner begins a fresh chapter in it. In celebration of buying her future residence of 614 Prince Street, sales associate Rhonda Bryant Sawyer excitedly announced on her Facebook page, "Scott and I are so excited to be moving to GEORGETOWN! We are looking forward to making some new memories in this historic house! Built between 1740-1750, it certainly is HISTORIC. We are thrilled to be the newest residents of the Sampson-Hamby-Ward House. Thanks to Toby Avant for all of your help!" Toby Avant, a sales associate from our DeBordieu office, was the listing agent for this unique and locally significant home. He says, "I was proud and honored to represent such a special home in Georgetown. I was hoping that someone from the area would purchase this beautiful home and was elated to help Rhonda (a fellow agent) and her husband Scott acquire it."
Every home is a work of art. Perry Peace was excited to represent the recently sold 48 Wallace Pate Dr S in DeBordieu Colony, reflecting that "this estate style property has a great architectural flair. It was a pleasure working with both buyer and seller." Geoff Groat held similar sentiments on the beauty of his recently sold listing, 76 Sandy Ridge Loop located in The Reserve."The listing and sale of this extraordinary residence demonstrates our strength at Peace Sotheby's International Realty to bring purchasers and sellers together," as reflected by Geoff.
Your home is more than a building or an address. It's where you experience life, connection, and growth.
